FAQ

I’m a local real estate broker with Triple Oaks Realty, serving Eugene, Springfield and communities throughout Lane County and the surrounding areas. I regularly help buyers and sellers in Eugene, Springfield, Pleasant Hill, Creswell, Junction City, Veneta, Marcola, the McKenzie River corridor and other rural communities throughout Lane County.

I also work outside Lane County when it makes sense for my clients, including areas of Linn County such as Sweet Home, Lebanon and Brownsville.

One of my specialties is helping clients with properties that aren't always cookie-cutter. I have experience with rural and country properties, acreage, manufactured homes on land, vacant land, estates, investment properties and unique homes. Whether you're looking for a home in a Eugene neighborhood or acreage outside of town, I'm happy to help you figure out where to start.

Relocating is about so much more than finding a house. You’re trying to figure out where you’ll actually feel at home.

I help my relocation clients understand Eugene, Springfield and the surrounding communities so they can narrow down the areas that best fit what they're looking for. We talk about commute times, neighborhoods, schools, access to shopping and recreation, rural versus in-town living, property taxes and the things that are important to your everyday life.

If you can't be here for every showing, I can help make the process easier with video tours, detailed information about properties and neighborhoods, and honest feedback about what I'm seeing in person. My goal is to be your local resource and make moving to Eugene and Lane County feel a whole lot less overwhelming.

The first thing I tell first-time buyers is that you don't need to know everything before you start—that's my job! I will walk you through the process and make sure you understand what you're signing and why.

Before making an offer, I want my buyers to understand their financing, monthly payment, closing costs, inspections, due diligence, property taxes and the condition of the home. The highest offer isn't always the best offer, and there are different ways we can structure an offer to make it attractive while still protecting you.

There may also be first-time home buyer and down payment assistance programs available in Oregon, so I encourage buyers to talk with a knowledgeable local lender early in the process to see what they may qualify for.

Most importantly, I never want you to feel pressured into buying a home. I'll point out concerns, talk through the pros and cons and give you the information you need to make a decision you feel good about.

The Eugene and Springfield real estate market is constantly changing, and it can vary significantly depending on price range, neighborhood and property type. A well-priced home in a desirable area may receive strong interest quickly, while another property may take longer to sell.

That's why I don't like giving buyers or sellers a blanket answer about "the Eugene market." I look at what is happening right now with homes that are actually comparable to the property you're buying or selling.

For sellers, that means looking at recent sales, active competition, pending homes, price reductions and how long similar properties are taking to sell. For buyers, it means understanding how much competition we're seeing and where there may be opportunities to negotiate.

Real estate is very local, and good decisions start with good information.

I don't believe in simply putting a sign in the yard, uploading a listing to the MLS and hoping for the best.

Every property has a story, and my job is to figure out what makes your home special and make sure buyers see it. My listings can include professional photography, staging guidance, drone photography when appropriate, property-specific marketing, social media exposure, online advertising and direct marketing to other real estate brokers and potential buyers.

I also pay attention to how the listing is performing once it's on the market. Are buyers clicking on it? Are they scheduling showings? What feedback are we getting? What is the competition doing? If something isn't working, I don't want to just sit and wait.

Some homes are easy to sell. Others take creativity, persistence and a lot more work. I'm willing to do the work.

There isn't one number that applies to every home. How quickly your Eugene-area home sells depends on its location, condition, price range, competition and—most importantly—how it is priced and presented to the market.

Some homes receive an offer within days, while others may take weeks or longer. Rural properties, acreage, luxury homes and unique properties can also have a smaller buyer pool and may require a different marketing strategy.

When I meet with you, I'll show you what comparable homes have actually been doing in the current market rather than giving you an unrealistic number just to win your listing. I'd rather give you good information upfront and create a strategy based on your goals.

It depends on your financial situation, the current market and how comfortable you are carrying two homes.

Some clients need to sell their current home before they can purchase the next one. Others are financially able to buy first and sell afterward. We can also look at options such as making an offer contingent on the sale of your home, negotiating possession after closing, or coordinating the two transactions as closely as possible.

This is one of those situations where having an experienced real estate broker and lender working together can make a huge difference. I'll help you understand the options and put together a plan before you start making offers or put your current home on the market.

Yes. I work with vacant homes, rental and investment properties, estates, land and properties that may need some extra attention before going on the market.

If you don't live locally or the property is vacant, I can help coordinate many of the moving pieces involved in getting it ready to sell. I have relationships with local contractors and service providers and can help with things like repairs, cleaning, landscaping, staging and preparing the property for photography and showings.

I've also worked with families selling properties through estates and trusts, where there can be additional decisions and details to work through. These sales can feel overwhelming, and my goal is to make the process as manageable as possible from beginning to closing.

I work with several trusted local lenders and loan officers in the Eugene and Springfield area. I don't believe there is one lender who is the perfect fit for every buyer, so I prefer to make recommendations based on your individual situation.

Whether you're a first-time home buyer, purchasing with conventional financing, FHA, VA or USDA, buying a rural property, or looking for down payment assistance, I can connect you with lenders who are experienced with the type of purchase you're considering.

You're always welcome to use the lender of your choice. My biggest recommendation is to talk with a lender early. Knowing your budget, estimated monthly payment and financing options before we start seriously shopping makes the entire home-buying process easier.

Start by reaching out to me. I'm happy to prepare a comparative market analysis for your Eugene, Springfield or Lane County property.

Online home-value estimates can be a useful starting point, but they don't know the condition of your home, your updates, your view, your property layout or all of the little details that can affect what a buyer is willing to pay.

I look at recent comparable sales, active and pending competition, location, condition, improvements, acreage or additional features, and what's happening in the market right now. Then I'll give you my opinion of where your home is likely to sell and explain how I arrived at that number.

Even if you're just curious and aren't ready to sell yet, I'm happy to help. Sometimes knowing what your home is worth is the first step in figuring out what comes next.
